Century West continues to be one of Bend's most diverse luxury and move-up markets, offering everything from comfortable homes in Westbrook Meadows and Braeburn to resort-style living in Tetherow and Broken Top.
June's numbers tell an interesting story.
Only four homes changed hands across Century West, representing sales of one each in Westbrook Meadows, Sunrise Village, The Parks at Broken Top and Broken Top. While it's a small sample size, those homes shared one thing in common, they sold quickly. The median time on market for sold homes was just five days.
At the same time, there are currently 13 homes for sale and those listings have been sitting on the market for a median of 87 days.
So what's happening? Today's buyers are highly informed. They're moving quickly when they see a home that's priced appropriately, well presented and in desirable condition. Homes that miss the mark on pricing or presentation often remain available much longer.
Current inventory sits at 3.25 months, which still leans toward a balanced market. Buyers have choices, but exceptional homes continue to command strong attention.
June also demonstrated the wide range of Century West, with a median sales price of $1,292,475 and a median price of $485 per square foot, reflecting the neighborhood's blend of traditional family homes and luxury golf and resort properties.
Whether you're considering buying or selling in Century West, today's market rewards preparation more than ever.
For sellers, pricing strategically and presenting your home at its best can make the difference between selling in days or becoming part of the 87-day statistic.
