Strong Sales, Tight Inventory and the Best of Bend’s Westside Lifestyle
Century West has always been a little difficult to define with a single description and that is part of what makes the neighborhood interesting.
Stretching along Bend’s west side and the Century Drive corridor, the Century West Neighborhood District includes everything from established residential areas and resort-style communities to newer luxury homes, all with remarkably easy access to trails, the Deschutes River, downtown Bend and the road to Mt. Bachelor. The City of Bend has recognized Century West as one of its official neighborhood districts since 2005.
For buyers who want to be close to Bend but also want quick access to the outdoors, Century West occupies a pretty sweet spot.
And judging by July’s real estate numbers, buyers continue to recognize that.

July was an active month for Century West, with 10 residential sales totaling $13,519,000 in sales volume.
The median sale price was $1,274,500, while the median price per square foot came in at $489.
Perhaps more interesting than the median price is how closely homes sold to their asking prices.
Homes sold for an average of 99.08% of their original list price and 98.08% of the list price at the time of sale.
That is a pretty narrow negotiating window.
At the end of July there were just 14 active listings, a pretty thin amount of homes for the demand.
Of the month's 10 sales, the financing was split right down the middle: five cash purchases and five financed purchases.
What Does That Tell Us?
Century West continues to behave differently than some portions of the greater Bend market.
While buyers throughout Bend have generally benefited from increased inventory and more choices, Century West has a relatively tight supply of homes.
It doesn't mean every property will sell immediately or that sellers can simply pick a number and expect buyers to pay it. Today's buyers are paying attention to condition, location and value.
But the July numbers suggest that well positioned Century West homes are finding buyers and they're selling remarkably close to their asking prices.
Why Century West Continues to Attract Buyers
Location is probably Century West's biggest advantage.
Head one direction and you're minutes from downtown Bend, the Old Mill District and the Deschutes River. Head the other and Century Drive becomes the gateway toward the Cascade Lakes Highway, mountain biking, hiking, cross-country skiing and Mt. Bachelor.
The neighborhood also connects into Bend's extensive trail system. The Haul Road Trail runs along the Century Drive corridor and provides connections toward the Deschutes River and west toward Bend's trail network. Haul Road Trail
Nearby Deschutes River Trail provides another recreational connection through town, while Riverbend Park and other riverfront parks make it remarkably easy to get outside without really leaving Bend.
Then there is the Century Drive commercial corridor. Century Center Bend has evolved into a collection of restaurants, breweries, fitness businesses and entertainment, giving the area more of a neighborhood hub than it had years ago.
That combination recreation, convenience and proximity to town is difficult to duplicate.
Century West Is Also a Neighborhood With a Voice
The Century West Neighborhood District isn't an HOA. It is one of Bend's recognized neighborhood organizations, designed to provide residents with a connection to City government and a way to participate in issues affecting their neighborhood.
That can be particularly important in Century West, where growth, land use, traffic and transportation have been recurring issues. Century Drive traffic and pedestrian/bicycle safety, for example, have been concerns raised by neighborhood representatives in the past.
Century West also has representation through Bend's Neighborhood Leadership Alliance structure, which gives recognized neighborhoods a formal connection to broader City discussions.
The Bottom Line
Century West had a very solid July.
Ten homes sold, the median sale price was $1,274,500, sellers received approximately 98% of their list price at the time of sale.
Those numbers point to a competitive little pocket of the Bend market.
But numbers are only part of Century West's appeal.
For many buyers, it comes down to something much simpler: you can leave home on a bike, connect with miles of trails, head down to the river, grab dinner or a beer along Century Drive and when winter arrives, you're already pointed in the right direction for Mt. Bachelor.
That's a lifestyle that's pretty hard to put into a spreadsheet.
