Discovery West, Real Estate Market Trends September 2026

Discovery West, Real Estate Market Trends September 2026

There's something about Discovery West that feels distinctly Bend.

Maybe it's the contemporary architecture tucked among the Ponderosa pines. Perhaps it's the way the neighborhood embraces the outdoors, with trails and open spaces practically inviting you to leave the house and explore. Or maybe it's simply that Discovery West has managed to create something that feels fresh and modern while remaining connected to the Central Oregon landscape. Whatever the attraction, the neighborhood has developed a personality of its own.

Its real estate market has a personality, too.

September brought six closed sales, nearly $12 million in sales volume, and a median sale price approaching $2 million. Homes also sold considerably faster than they did in August. There's plenty to unpack, particularly when we look at how the neighborhood has performed throughout 2026.

Six Sales, Nearly $12 Million, and a Strong September Finish

Discovery West recorded six closed sales totaling $11,996,400 in September. That represents a nice rebound from August, when three properties sold for a combined $5,110,000. September doubled August's sales count and more than doubled its total dollar volume. For a neighborhood with homes frequently selling well above $1 million, even a relatively small number of transactions can generate substantial activity. Looking back over the first nine months of the year, Discovery West has recorded 47 closed sales totaling $83,444,749.

That's an average of just over five sales per month. The busiest stretch came during June and July, when 10 and nine homes sold, respectively. Together, those two months accounted for nearly $35.5 million in sales volume. August was quieter, with three sales, before activity picked up again in September. The pattern is a good reminder that Discovery West is not a neighborhood where we should expect dozens of transactions every month. With a relatively small number of sales, the timing of just a few closings can make a noticeable difference in the monthly statistics.

September's Median Sale Price Approached $2 Million

September's median sale price reached $1,949,950, the highest monthly median recorded in Discovery West so far this year. August's median was $1,670,000, making September's figure approximately 16.8% higher. That's a substantial month to month change. Before anyone starts calculating how much their home appreciated in 30 days, however, there's an important distinction. Monthly median prices reflect the particular homes that sold, not necessarily how much an individual property increased in value.

Discovery West includes a range of contemporary homes, custom designs, different floor plans, and varying levels of finish and amenities. When only six properties close during a month, the mix of those homes can have a significant influence on the median. September's median price per square foot helps illustrate the point. At $633 per square foot, it increased only slightly from August's $620. That's roughly a 2.1% change, compared with the much larger movement in the median sale price. The difference suggests that the characteristics and sizes of the homes selling in September likely contributed to the higher median.

For homeowners, it's encouraging to see substantial sales activity at these price points. For anyone evaluating a specific property's value, comparable homes remain much more useful than the neighborhood median alone.

A Market That Found Its Pace Again

August's median marketing time was 191 days. September, just 62 days. That's quite a change. While 62 days might not sound particularly quick compared with some of Bend's lower priced neighborhoods, it represents a significant improvement from the previous month. Discovery West's selling times have varied throughout 2026. January began at 95.5 days, February reached 159, and March came in at 89. April recorded 101 days, followed by 90 in May. The pace improved considerably during the summer, with June at 70 days and July at 54. After August's longer marketing period, September returned to a pace much closer to what we saw during the summer.

There's a practical reason to consider these figures in context. At Discovery West price points, buyers are often evaluating a substantial financial commitment. Architectural design, finishes, floor plans, lot characteristics and individual preferences can all influence how quickly a home finds the right buyer.

The goal isn't necessarily to sell every property in a matter of days. It's to connect a distinctive home with someone who appreciates what it offers. September's numbers suggest that connection was happening more readily than in August.

Twenty Homes Available: Remarkably Consistent Inventory

Discovery West has maintained a surprisingly steady inventory level throughout 2026. January through June each ended with 20 active listings. July dipped slightly to 19, before August and September returned to 20. That's about as consistent as monthly inventory gets. September closed with 20 active listings, unchanged from August. The difference was the number of sales.

With six sales in September, the neighborhood had approximately 3.3 months of inventory, compared with 6.7 months in August. The calculation is straightforward: available listings divided by the month's sales. Since the number of active homes stayed the same while sales doubled, the months of inventory figure declined sharply. This doesn't necessarily mean that homes suddenly became scarce. It means the pace of sales improved relative to the number of available properties.

For buyers, 20 active listings can provide a worthwhile selection, particularly in a neighborhood where homes often differ substantially in design and amenities. For sellers, the consistency in inventory makes it especially important to understand how their home compares with the competition. Discovery West buyers have choices, and each property needs to make its own case.

Sellers and Buyers Are Finding Common Ground

September delivered one of the year's strongest results for the relationship between asking prices and selling prices. Homes sold for 98.74% of their original asking prices. They also sold for 98.74% of their asking prices at the time of sale. Both figures were identical in September's reported market statistics. Compare that with August, when homes sold for 89.35% of their original asking prices and 96.81% of their final asking prices. That's a meaningful change in the monthly numbers.

September's results suggest the homes that closed were priced much closer to the amounts buyers ultimately agreed to pay. For sellers, that reinforces the value of entering the market with a thoughtful pricing strategy. For buyers, it provides a useful reminder that not every property will offer the same negotiating opportunities. A home that's priced appropriately, presents well and offers the features buyers are looking for may attract offers relatively close to asking. Other properties may require more time or adjustments. The key is understanding the individual home rather than assuming every listing will follow the neighborhood average.

Nearly $30,000 in Seller Concessions

September's transactions also included $29,500 in seller concessions across three sales. That's half of the month's closed transactions. Seller concessions can be used to address various negotiated costs, depending on the terms of the sale. Even in a neighborhood where the median sale price approaches $2 million, the details of a transaction matter.

Purchase price is only one part of an agreement. Closing costs, repairs, financing arrangements, timing and other considerations can all influence how buyers and sellers structure a deal. September's concessions demonstrate that there's room for thoughtful negotiation, even when homes are selling close to their asking prices. That's a healthy feature of a market where both sides are working toward a successful closing.

Cash or Financing? September Was an Even Split

Discovery West's September sales were divided evenly between cash and financed purchases. Three buyers paid cash, while three used financing. That 50/50 split fits the neighborhood's broader mix of buyers. Looking back through September, the spreadsheet records 25 cash purchases and 22 financed sales. Cash transactions have accounted for a little more than half of the year's closed sales.

That doesn't mean every buyer is approaching the market the same way. Some may be purchasing a primary residence, others may be relocating and some may be looking for a property that complements their Central Oregon lifestyle. Regardless of financing, buyers at these price points tend to have specific expectations about design, quality, location and the features that make a property stand out. Discovery West offers plenty of opportunities for homes to distinguish themselves.

What Makes Discovery West Feel Different?

Numbers can tell us what happened in the market. They don't always explain why people want to live somewhere. Discovery West has developed a recognizable architectural character, with contemporary homes that often incorporate natural materials, large windows, clean rooflines and indoor/outdoor living spaces. The surrounding landscape is an important part of the design. Ponderosa pines, native plantings, and thoughtfully planned outdoor areas help the homes feel connected to Central Oregon rather than separated from it.

Then there's the location. Discovery West offers convenient access to Bend's westside trail network and outdoor recreation opportunities with Shevlin Park and other nearby destinations adding to the appeal. It's a neighborhood where getting outside can become part of the everyday routine rather than something reserved for weekends.

The combination of modern architecture and outdoor access creates a lifestyle that appeals to buyers who appreciate both thoughtful design and Central Oregon's recreational opportunities.

Of course, every buyer has a different wish list. Some are drawn to single-level living, others prefer larger custom homes, and some place a premium on particular floor plans or outdoor spaces. That variety is one of the reasons individual property comparisons matter so much in Discovery West.

Heading Into Fall: What Should Buyers and Sellers Be Watching?

September brought a positive change in sales activity, a higher monthly median sale price and a substantial improvement in marketing time. Inventory remained consistent at 20 active listings, while the increase in sales reduced the calculated months of inventory.

For sellers, September's strong sale to list percentages are encouraging. Homes that align with buyer expectations and current market conditions can still achieve results close to asking price. For buyers, the neighborhood continues to offer a selection of distinctive homes, with opportunities to evaluate properties carefully and negotiate terms where appropriate.

As we move through the final months of 2026, watch to see whether the stronger September sales pace carries into October and November. Also pay attention to inventory, marketing times, and the relationship between original asking prices and final selling prices. Those indicators should help us understand whether September represents a continuing trend or simply a particularly productive month.

Discovery West Continues to Make Its Mark

There's no question that Discovery West has become a distinctive part of Bend's westside real estate landscape. The combination of contemporary architecture, outdoor access, and thoughtful neighborhood design gives it an identity that's different from many of Bend's more established communities.

September's real estate results added another encouraging chapter. Six homes sold, nearly $12 million in sales volume and the neighborhood recorded its highest monthly median sale price of the year. Through September, 47 homes have sold for more than $83.4 million. That's substantial activity for a neighborhood where each home brings its own design, features and personality to the market.

The appeal of Discovery West goes beyond the numbers, though. It's the opportunity to enjoy modern living while staying connected to the landscape and outdoor lifestyle that make Bend such a special place. September's market activity suggests that combination continues to resonate with buyers.
